In an apartment block, the lift is how people get home. When it breaks down, the residents who rely on it most are the ones left stuck, and the managing agent’s phone doesn’t stop ringing until it’s fixed.

Why Apartment Lifts Cause So Many Complaints

A lift in a block of flats is used by everyone, all day, every day, and it’s often the most visible thing residents pay for through their service charge. When it breaks down repeatedly, complaints pile up, leaseholders start asking where their money is going, and small faults become expensive repairs.

For some residents it’s far more than an inconvenience. Older residents, parents with buggies and anyone with mobility problems can be stuck at home or on the ground floor until the lift is fixed.

At Brunel Court in Preston, a student accommodation block, the lift had been getting stuck on the third floor for over a year. Our engineers found the cause and fixed it.

Section 20 and Lift Contracts

If you manage a leasehold block in England or Wales, section 20 consultation rules apply to lift work. According to LEASE, a maintenance agreement that lasts more than a year and costs any leaseholder more than £100 a year needs formal consultation, and so do one-off works costing any leaseholder more than £250, which a lift refurbishment often will.

We’ll give you a clear written quote for servicing, repairs or refurbishment that you can take through consultation, and we’ll plan bigger jobs with enough notice for the process to run its course.

    Step-free access in smaller blocks and converted buildings where there's no room for a full lift shaft.

    A feature in some modern developments. We install, maintain and repair them.

  • Car Lifts:

    Lift parking systems for developments where space for parking is tight.

Keeping Residents Informed

Lift work goes much more smoothly when residents know what’s happening. Before every visit we tell you when the lift will be off and for how long, so you can put a notice up or message residents. Afterwards, we tell you what we found and what, if anything, needs doing next.

Where a block has more than one lift, we plan the work so one stays in service wherever we can. For a full overhaul, the lift will be out of service for one to three weeks, so we agree the dates with you well in advance. Our engineers are polite with residents and tidy up as they go.

How often should the lift in a block of flats be serviced?

Most are serviced every three months, with a thorough examination every six months in line with LOLER.

Does a lift maintenance contract need section 20 consultation?

In England and Wales, a maintenance agreement lasting more than a year that costs any leaseholder more than £100 a year needs formal section 20 consultation. We can give you a written quote to use in the process.

How do we keep residents informed during lift work?

We tell you before each visit when the lift will be off and for how long, and let you know what we found afterwards, so you can pass it on.

What happens if residents are trapped?

Call us on 01744 555006 at any time and tell us someone is trapped. We’re on call 24/7, and contract customers are seen first.

Our lift keeps breaking down. Do we need a new one?

Not necessarily. New controls, doors or a new drive can often fix an unreliable lift for much less than a full replacement. We’ll inspect it and tell you which option makes sense.
